Definition of a portfolio landlord: A portfolio landlord is defined as someone with interest in four or more distinct mortgaged Buy to Let properties, which could be Buy to Let properties that are solely or jointly owned by the applicants, or by a company in which the applicant has a share or a combination of each of these.
The government requires lenders to do additional checks on the portfolio so we are required to upload a spreadsheet of the portfolio with information on values, mortgages, rental etc and also supply a business plan as well

What is Critical Illness Cover
Critical illness cover pays a tax-free lump sum if you are diagnosed with a defined critical illness during the policy term.
So long as you keep paying your premiums, you should be covered throughout the term. Once the policy term ends, all protection stops.
You can decide how long you want the cover for. Maybe to coincide with the end of the mortgage or when children leave home
You are able to combine Critical Illness Cover with Life Cover in a single plan but please make sure you get suitable advice before deciding what to do

Income protection insurance pays you a regular income if you can't work because of sickness or disability and continues until you return to paid work or you retire. ... The amount of income you are allowed to claim will not replace the exact amount of money you were earning before you had to stop work.
If you are employed and have a benefits package from your employer this will be taken into consideration first.

Usually a short term loan secured on property for a period of up to 12 months bridging loans can be used for many reasons
You may need a short term loan to complete a refurbishment project which would not be mortgageable until completion.
A bridging loan can sometime help in purchasing a property before sale of the existing
They can be used to pay an outstanding tax bill which a high street lender would not allow.
Usually the interest is rolled up and repaid on sale of the project or remortgage. Lenders will always want to know what the intended exit route will be.

You may be considering investing in commercial property through a Pension scheme
A SIPP or a SSAS pension scheme can borrow up to 50% of the value of the scheme

Buildings insurance is the only insurance that is compulsory when you buy a property. Contents Insurance is not compulsory but would be recommended.
If you are buying a freehold property you must arrange this yourself and you have to have this in place by exchange of contracts
On leasehold properties the buildings insurance is usually arranged by the freeholder of the block but your solicitor will advise you on this.
